@John Burtle I have had this same problem in my area! It made me so mad when a realtor wouldn't want to submit my offer. My advice to you, is to get creative and try to find "off market" deals. Those deals you can literally low ball as much as you want, and you dont need a realtor at all, and you dont have to be one! Its been 2 years since I found a property using a realtor.... but the first "off-market" deal I came across... the owners took my lowball, and I closed using a title company with no realtors. I would only use a realtor in the future for purchasing retail properties..thats it.

@Arlan Potter Which Kilz product do you recommend? Kilz original oil based? Kilz 2?

I am under contract to buy my next Brrrr, but this one has such a strong smell of cigarette smoke and Cat piss (in some areas). Ive used Kilz 2 before on my other property and it worked OK, but this one is way worse. Someone mentioned BIN shellac based primer for getting rid of strong smoke smells, but its twice as much as any other primer. Has anyone used this stuff before? Any other suggestions? Thanks!

@John Underwood Thank you for the quick response.

@Carlos Chavez I would let them know that you plan on increasing the rent when you offer them a new lease. In my state legally you need 30 days in advance to do this. As far as an addendum, all you need is a document printed out so that the top is in bold and says "addendum". Then underneath that, you can literally put anything changes you want to your current or next lease. Just make sure you put a date on it and a place for both you and the tenants to sign and date.

@John Underwood How do you word it in your newly printed lease about keeping the original move-in inspection? 

And how would I include the original move-in inspection forms?

Hello, I've only done this once before and I feel I am really over thinking this. One of my existing tenants is wanting to sign another 1-year lease. What is the best way to handle this? Should I print up a brand new lease  and call it the 2nd year lease, and add any changes? Or should I print up a lease extension and note the new changes on there and have them sign that? I feel like a have a ton of knowledge in every other aspect of my rental business but realize I have no clue what other people normally do in this situation lol. How do you guys usually handle this?

@Nathaniel McKimson Wow I wish I was your age when I first started learning about this stuff. That being said I say get into your house hack as soon as possible! trust me a year or more will go by while you are paying your student loans off and you will think to yourself "damn I wish I would have bought that 4-plex 2 years ago". You will be living pretty much for free (in a 4-plex house hack), so you can always pay down your loans while you live in it. Also, the learning opportunity will be priceless... you will be waaaay ahead of the game. Sure you will probably need a parent to co-sign for you right out of college, but who cares?

Anyways, where do you fish out of.. Seward, AK??
