buying a duplex question!!

So my daughter is moving back home with grandbabies in end of august to anchorage Alaska. im wanting to get a duplex that is obviously family friendly good part of town. Id like to rent out the one side (in all hopes i find loyal decent renters)  and that side being capable to pay most of the monthly expenses Ill have to time to fix up her side real nice before she gets here and then most of her rent will go towards paying me off for eventually becoming hers to own. To me this sounds like a hunky dory however i haven't got the first clue how to do this properly with no money down at the moment nor the right way to analyze such rental to make sure it would work. Bottom line is what information do i need to properly analyze something like this and what would be good area of numbers to even make it a good deal.Any suggestions on some really amazing creative terms to suggest that would work in this situation? Credit at closing, no payments till ...???
