Zillow estimates are always wildly off from true property value. Sometimes I would just average out comps sold in the last 3 months to get a good idea of a better valuation.

I have access to willing and ready real estate buyers but a lot of sellers in my area are typically greedy or uneducated which makes business harder than it has to be. I've worked in other regional markets like Tennessee where things are a lot less saturated than South Florida so I was wondering if anyone knew how to find people worthy of working with.

I'm looking to connect with people that own properties in Florida and Tennessee to start a BRRRR but I'm having trouble getting homeowners to answers calls or even find their numbers. any tips?
