Hi Caleb, you should be VERY involved with an accountant as they are capable of identifying areas  in your financials that could use improvement and work with you to keep your money going in and out optimal and clean. I can set you up with someone that does that sort of thing if you're interested.

I know someone who can do that sort of thing except he is not located in Tennessee. However he is open to calling or setting zoom meetings if that should suffice. Overall he is very knowledgeable and creative so I know he would be of great use to you. Let me know if you're interested.

 Thank you! I would definitely be interested. Could they work in the Kansas City, Missouri area? Selling isn't the course of action I'd like to take at all, it's more of a last resort. I can get out of the current debt in the next 15 months, but adding $10k will keep me in the debt hole for longer.

Interest rates don't seem to be going down as of right now so selling isn't particularly ideal however if your main priority is to get out of the hole then you may just have to. I'm a part of a construction company that I can put you in touch with to see if they can be of some help if that suits you.

My team of buyers have a $3 million fund and are looking to buy properties with cash. We are most interested in South Florida, metropolitan areas of Tennessee, and Texas. Other areas are welcome. We will diligently review proposals/deals and will happily conduct continued business with those we close with moving forward. Our time is valuable and so is yours so be prepared to close quickly and smoothly if you bring a serious offer to the table.
