@Tracy Ellison - Thanks Tracy. I usually go down to the probate office, pull the records, then call them that evening. I’ve had a little success but no closings. Do you think it would be better to send letters rather than calling? I’ve also had a few situations where I pull the record, call the petitioner, and they tell me that the property is already under contract. How can this be if the probate process just started?

Anyone know how to find a list of recent evictions in Dekalb, Fulton, Gwinnett, or Cobb county GA. I called around to the offices but it seems like nobody keeps a list. However I know these records have to be on file somewhere.

Hello:

I’m a new investor here in Atlanta and I’m trying to use wholesaling as a way to build funds to dive into buy and holds and flips. For the first three months I was focused on the Decatur market. However, with competition so strong, I’ve branches out to all of Fulton, Cobb, and Dekalb counties.

My main source to generate leads for the past 3 months has been probate. I try to go down to each probate office on a weekly basis and pull the most recent petitions. I’ve had a few decent leads, made two offers, but no deals yet. Does anyone have any tips for searching for probate or any other form of leads around Atlanta?
