Thanks for the advice @Seth Ferguson! My partner and I are actually meeting with a HML tomorrow, but we have been in contact with my bank over the past week. It seems like the conventional loan maybe the cheapest option. (We will probably use HML for the rehab).

We have a few deals in mind but we are currently trying to pool our money together for the down payment. 

We are still in the early stages but hope to have a property under contract by the summer.

I've been wholesaling probate properties around Atlanta for about a year however I'm looking to purchase my first multi-family property in 2019. I've been attracted to the idea of forced appreciation that multi-family investing brings and i'm currently searching for value add opportunities. 

Any advice on getting started with multifamily in regards to finding private funding? I'm working with four really great relators and i'm searching for off market properties on my own however I'm now looking for someone to assist with the funding. Do most lenders require you to present a deal you have under contract first? Or can you approach a lender with the certain criteria you are looking for? Just trying to make sure when I approach a lender, I have a well rounded and presentable presentation.

Hello BP:

I’ve been wholesaling around Atlanta for about a year now. For the first half of the year, didn’t know what I was doing. I’d spend all of my free time driving for dollars and even though this way can work for some, I knew there had to be a better way to find off market leads.

Fast forward towards the end of 2018 and I decided to focus on probate. At first, I would pull probate leads from counties around the metro Atlanta area whenever I had free time and I’d mail whenever I had the chance to. But now, I’ve adjusted my strategy.

On a weekly basis I pull probate leads and send out direct letters to absentee petitioners. Each lead is mailed once a month. In doing so, I’ve gotten to the point where I receive at least 1-3 calls a week from sellers.

With that being said, I’ve been able to keep my phone ringing a decent amount but I hope to expand in 2019.

However, I'd also like to add the buy and hold multifamily strategy to my business. The economies of scale, cash flow, and forced appreciation that multifamily properties can bring is much more appealing to me than SFH. Does anyone have any tips on finding off market multifamily leads around Atlanta or Georgia in general? I understand some multifamily properties may flow through probate however I've only come across SFH.

I am partnering with a relator who sends me MLS leads daily however I would like to find my own off market leads.

My partner and I have a goal of purchasing one cash flowing triplex or 4lex in 2019 in addition to closing 1 wholesale deal a month.

 Thanks for advice Mark! I setup a system where I now mail all of my leads every thirty days. I'm on my second month and I've almost closed one deal and I've received 3 other calls from sellers.

Anyone know about how long the probate process takes in Georgia? I’ve been visiting different probate offices on a weekly basis and I write a letter ASAP. Just wondering if this is a good practice or if I should wait a few weeks.
