Just curious what others are doing on rent increases. I am in Central Florida where rents for single family houses have gone up around 30%

Last year rent was 1650 on my rental. Comps are 2100 now. But for tenants that stay how much do you increase. I was going to raise to 1800 which is about 10 percent. Still much less then the vacant comps

Thanks for the thoughts. I can't complain based off of the comments. It cost me 2k to paint interior. I can't imaging it only lasting 2 years

I had tenant stay 6 years. On move out there are a lot of holes from pictures. I painted house myself 3 years before renting to paint now 10 years old. How many years do you go before painting?

Are there any app or software that can keep track of maintenance that needs to be done? For example set reminder for cleaning A/C drain line for multiple houses

had an idea to open a property management company as an LLC. My idea is to take my 3 properties I currently self manage and pay my own company a monthly management fee. Then I can write that amount off taxes but not sure what costs would be involved on the LLC. I guess I could pay myself then the company shows basically no profit on paper. I have been a landlord many years but not the best on tax laws

solid answers thanks. The house really needs carpet pulled out and A/C unit is straight cool and is expensive to heat vs having a heat pump. Every year I have not wanted to have to pay for new carpet and possibly be vacant. 

Also didn't realize how much rents have increased in last few years. They are good paying tenants I will go ahead and raise 125. If they move I will raise higher to full market rate

If you realized you were renting 275 below market value. How much would you increase current tenant at renewal time. I admit I have not been checking rates and tenant has been in home 5 years.

I checked comps and nothing available for what tenant paying now
