Can I deduct a utilty trailer off taxes. I paid 600 for it. I own 3 rental properties

yes start eviction so you can destroy their credit. That way they have a very difficult time renting again. The cost involved are couple hundred bucks and don't need an attorney. I did an eviction by google searches and court approved it

I would assume the garbage disposable would be landlord responsibility. Unless you suspect abuse. My tenants called me for same issue. I went over and found breaker had tripped. Then I heard something in disposal and got it out. I also changed light bulbs for them that they provided. I didn't consider that a big issue. And that's been only request in 8 months. Sometimes little things like that keep tenants from moving at end of lease. Texting a warning like that probably will get tenants not to renew lease and you lose hundreds in down time to find new tenants

yes. If you buy as primary residence and rent out without living on it and the bank finds our they can call the loan balance immediately. If you put money down and can't get it paid off you will lose house at d down payment

The Orlando market is not as hot as last few years were. I believe a lot of people that were renting have bought recently. Think of all the foreclosures from the crash. Well those people are 8+ years out and back to buying. I listed a house last month and still vacant. I am watching rentals sit on market 60 days and cut prices to get tenant. It's a competitive market right now and you need a house that has nice upgrades to get rented

He had leased from me for almost 4 years. During the eviction I was getting nervous he might cause damage so I lied saying he could get some deposit money back. He stayed all the way till I met sheriff at the house and he had to be escorted off property. He was a horder. I hauled 10,000 pounds of stuff left in house and garage to landfill. I put everything else at the curb. People stopped and picked through it like a yard sale. I never did notice of abandoned property to tenant. He came back with a trailer and I wouldn't let him take anything

As a side note the only ship that won't sail is a partnership. 

why would you paint a door knob?

You do want to spend little as possible as it's a rental and you will be repainting again in few years. The flooring should be done better than just dropping in a solid line. It depends on your price point if your in the hood renters are going to accept it. If your in a midrange market you should try to keep it looking good. Renters are hard on houses and what might last 10 years in your personal home will last 4 to 5 years in a rental.

I had a similar eviction once. I lost lease and was going to be in a bad situation. I planed it out. I accept partical payments weeks late and never acted upset toward tenant. I waited a month he got rent caught back up. Then I told tenant that I was going to change date rent was due to later in the month to help him not be late but that it required signing a new lease. I also said he could have half off next months rent as a signing bonus. He signed giving me what I needed to evict. Next time he was late I evicted him. Never used an attorney. Read process off google searches. He was out in 3 weeks.

There are few different ways to handle this. First you must contact landlord and document it. Email is great because you have proof and not a he said she said situation.  if he still refuses to fix it then it's not going to be fun doing the rest of steps. You man have to place rent payment in an escrow account with court until repairs are made. I have a property with a similar situation. Tenant complained and I went to lowes bought insulation and blew in attic myself. Took care of problems
