***Rent control***, state wide, is coming to California, courtesy of Progressive Politics, Diversity and Tolerance. I am delighted when I read the news everyday and see how California is leading the way on every single progressive issue!!!!

I am very sad that I am no longer living there so that I can witness the progress being made on a daily basis. I look forward to newer, fresher, more progressive ideas from the incoming leadership, Governor-Elect Gavin Newsom!!!

Fortunately, my wife's entire family is in the OC, and I have almost three decades of SoCal based friendships, so we get out there a couple of times per year to "recharge our internal solar batteries". My chest swells with pride when I view what California has become over the last 30 years! 

Essentially, we moved out to make room for more incoming millionaires!

I had a zero turn for years when I owned an acreage. I used to mow 3.5 acres of grass. When I upgraded from my Craftsman 42" to a 60" zero turn, my mowing time went from 4.5 hours to just over 2 hours. The zero turn was awesome, but ultimately I sold the acreage and the zero turn. I hear what you are saying. If you are going to do any job, having the right tools sure makes it easier.

: )    I only have .55 acre, flat as a pancake, and I have a little entry level 42" zero turn. 18 minutes for the back yard and 12 minutes for the front yard. 

In CA we paid to have our yard mowed/edged. In my defense,  I had a 40-60 hour a week "job" and some rentals... Now I'm "retired" and more or less a "hobby" landlord. 

I really enjoy riding that stupid zero turn... Whoduh thunk????

Roger, I get what you are saying, but... stuff is expensive.   Health insurance alone is $1,000 per month. Vehicle insurance. Life insurance. property insurance. If you don't have a large pension or large 401k to draw on, then add in long term disability insurance. 

Federal, state and local taxes.

Vehicle registrations. 

I don't know about that $40k annual income number...

The 3 ton is $1886

I used to buy these when I lived in California. The company is outside of Chicago and they ship free and do not charge sales tax. 

Further, they don't care if you are "licensed" HVAC guy. You pay, they ship it right to your house or wherever. A crane should cost you $300 to take the old one off and place the new one on the roof. The guy I used was $300 for a 4 hour minimum. It took him 15 minutes. Just have the one on the roof completely disconnected when he arrives.

Get a referral for an HVAC tech to do the job on a Saturday. The units come pre-loaded with freon so dont let anyone charge you extra for that. That includes the freon in several feet of line. 

This stuff is easy.

Hi John;

I'm assuming the 64 units is in the midwest somewhere. Your profile mentions winding down your primary business. I'm going to assume that you sold it, and are consulting for a short period while the new owner gets his/her legs under her. 

I would highly recommend buying a small, cheap, used RV, driving to your investment city, and living on the property 24/7 for 6 months. Get those units profitable. No reason why 64 units in the midwest shouldn't be netting you $11k-$13k per month.

Cincinnati Coin has 4 washers and 4 dryers in my laundry rooms. My monthly check is right at $500 per month. I think that the split is "50/50"... I have never signed a contract with them and the machines were in my complex when I bought it 2.5 years ago. 

As others have said, a $4,000 investment in my own machines (4 washers/4 dryers) would break even in 4 months, if you assume that I would take the full $1,000 per month instead of the $500 that I receive now... And if I added Coke Machines in the laundry rooms, that would probably bump me another $200 bucks per month... 

which would make the $1,199 per month lease payment on the 2018 Porsche 911 I've been looking at.
