Hi, I am looking for creative solutions for an investment in a property in Ireland. My parents have been given land on which to build in Co.Mayo in western Ireland. The home is more more than 75% complete and there is plenty of money left over to finish the project. I suggested that my parents take out a mortgage to finish the property (95k) and invest the additional funds elsewhere as opposed to owning a home free and clear. The trouble is that the banks in Ireland will not put debt on a home that is free and clear. That would mean that my parents would have to spend the cash to finish the home, and not have the funds to put towards other investments. The are going to run a bed and breakfast out of the home when it is completed, however I believe that investing the larger sum now would be a significantly better option. Is there anyone in the BP family that could offer another possible solution? I.e. US banks, or others that lend on OCONUS properties...etc Thanks, Dan

Todd Krzeminski , Thanks for you joining the conversation. Was the request for cash tied directly to the property, or was it just like a checkbook line of credit? Also, was it a 50k max per transaction? Or can you borrow more before you pay back the initial withdrawal? One of my JV partners was also interested in performing and non-performing notes. @Andrew K.,

The first question I would ask your friend is, do you invest in Ohio?  If yes, "where, how, why, and please show me the numbers on your deals so that I can get a better understanding of the market and how your deals are structured."

I have made the mistake of listening to individuals about things they knew next to nothing about....which is why I am on this site. (and presumably why you are as well, which means you are on the right track)
