Hi so I use a friend who runs a property management company to run all of my credit and background checks.  All of my application forms, contracts, addendum etc. are paper.  

Is there a good site that can handle all this for me where I can write all my own contracts?

BTW, separate question, is zillow still free to list, I thought I heard they were now charging.

 

Hi All

There is a facebook group in my town that caters to the AirForce who I like to rent to, I don't use facebook yet for this purpose, how should I best do this?  I dont think I want to use my personal facebook account, I would like to use our business name as an account on facebook but am hoping I can just set it up as its own personal account.  Setting it up as facebook commerce accost it wanted to charge 5% of the "sale".  Is doing it with a personal acct possible?  We only have 3 properties so we are not a real business yet, but we like to us the Business name vs our personal names.  

What is the best way to do this?

Carpet in one of the bedrooms is totally destroyed, and there’s a ripped up part in the hallway. Any thoughts on how much it cost to replace the carpet in one room? The whole house of 1800 ft.²?

Great point thank you. Currently I’m not really expecting to withhold their deposit, I just don’t think it’s the right thing to do, Grace is a better way to go. However if there’s damage in my house because of a dog, then I feel like that’s on them

They told us they did not have a pet originally so we did not do a pet deposit.  Are you saying you do a pet deposit no matter what?

So we have received word from our tenants that they wish to vacate in 6 weeks, at the end of their lease.  We notified them that we would like to come review the property in the next week so that we can assess when it will be available for the posting.  

We just happened to be in the neighborhood and drove by the property and saw a pet cage in the window, dog likely.  They did not have a pet when they took possession and never told us it was there.  So they have violated the lease terms and I have the right to keep the deposit.

I assume when we see the house the animal evidence will either be hidden or apparent.  Either way, my approach is to be very cool.  My attitude right now is as long as the property is left as it was when we turned it over the them originally and its ready to go for the next tenants, everything cleaned up, no animal scratches, holes in the carpet, bad smells, picture holes painted, carpet cleaned, oven, refrigerator, etc., then I don't really care.  Leave it nice and we can part ways and I will very likely give the deposit back if there is minimal effort from me and the house does not stink.

What say you guys?

For AC units, I am still waiting for them to replace any unit.  They will fix, fix again, and fix again, even if the unit is 30+ years old and very inefficient. You pay $75 each time and at some point, the repairs come every few weeks.   The last one was fixed with duct tape.   vendors know that if they suggest replacement , they will no longer be on the HW call list.   

Also, last week when it was 105 degrees in my area, we received about 15 calls for AC units.  All of our tenants with no home warranties, were handled within a day, even on the weekend.  The 2 with HW, the wait was 3 days. with 105, that was really bad,  On one, due to health condition of tenant, we had to get it fixed, and now have to go to HW to try to get refund.  Time consuming and horrible customer service. 

 Thanks for this, yes, I use the home warranty as a bargaining chip when I buy my properties, and I was just wondering if it was worth it.  I do all my own repairs, even AC units if it does not effect the refrigerant.   I am not big enough yet to hire someone, and I learn something every time I go out, about the repair, and my tenants.
