@Bill,

This is what I was wondering.  We had an AC blow on our first rental property and that cost me $4000 out of pocket, so I was thinking about it for that reason alone.  For any other repair, I am handy enough and do it myself.  I only have 2 and this is going to be my 3rd.  

The AC on this house was just replaced 6 months ago so I think that should be good.


@Patrick,  Thanks for your response, I am on the fence on this.  A few questions.. "I have Liberty Home Guard and they allow; no cost differential to a primary/investment property."

What is a no cost differential?

"They also have extended plans for most that drop the annual cost as well as service fees."

Sorry, a little confused, what would be an extended plan?, what would that cost?  What are they giving you if you drop the annual cost?

I can ask the seller to purchase a home warranty or I can back it out and reduce my loan or closing costs.  

Questions:

Can you make claims on a home warranty when you have renters in the property?

Is there any value in having one?  My other properties and my personal home do not have one.  I do all the repairs myself, except Air conditioning.

sounds a little more tolerable than i thought.

We saw a house yesterday that was probably smoked in for 30 years.  The smell was very strong and the "white" walls were tan, lighter tan where pictures used to be.  

If we were to take this on, how do you get rid of the smell?

I assume the carpet and pad have to go, what else?

Do I need to hit the walls and ceilings with Kils or do I need to pull the sheetrock off the walls and ceilings, take it down to the studs and remove insulation and start over?

What about kitchen cabinets and fixtures?

including it in the rent is a great idea because you do not need to mow it in the winter, and, you get to write it off.

Thanks both.  No I have not recieved notice from the city yet, but would like the yard to be kept up and to keep the neighbors happy

We are still new to this and have not had to ask a tenant to cut the grass.  We have some new tenants, young, just got married, Air Force. They are paying on time, been in our house for two months.  The problem is it appears the lawn is not being cared for.  What is a positive first approach to get them to cut the grass?

To be clear I am not doing this until after i have met the tenant, talked to them, asked probing questions and they have seen my house.  

What I am assuming is that other landlords / PMCs are doing somthing I am not that is closing on these potential tenants.
