Hey Colin, you know, I had the same dilemma. I wanted to start big so I could make more money faster. You know what happened to me though? I got so hung up on my size requirements that I was passing up really good smaller deals. I learned this from several great people - As long as you're well educated on large and small properties, don't worry too much on the size. Just get a deal! Start making offers. Get yourself in the game.

Just wanted to thank everyone for their suggestions. I checked out a few of the websites mentioned, and went with Vistaprint. My cards turned out GREAT!!!! I used one of their designs, which is better than what I could have come up with, and I liked their selection better than the others. Thanks again!!!

Forbes.com publishes an annual list called Best Places for Businesses and Careers. You can even filter by projected job growth.

Also check out Economy.com. I think most, if not all their reports cost money though, but many other reports are based of of their info.

If anyone's interested, I just finished reading Lindahl's "Emerging Real Estate Markets" book, and would highly recommend it. Some of the info is kind of repetitive after reading his other book, but there is a lot of new and vital (in my opinion) info that this book covers. And he's also got a new book coming out in a week or so called - "Trump University--Commercial Real Estate Investing 101". I'm totally going to buy it.

I never attended his seminar or boot camp, but will the first chance I get. I did read his book Multi-Family Millions and am really impressed. Compared to other authors on the subject, he seems to get into details more, and shares his experiences on what has worked and what to watch out for on topics that you wouldn't really think too much about, but can have a big impact. It's really easy reading, and I definately recommend it.

I'm also reading his other book - Emerging Real Estate Markets which I think is really good as well.

If you are thinking about going to his seminar or buying his home study course, I think you should read one of his books. It's a good indicator of what he has to offer, so you can better judge if you want to proceed with his programs.

Hey everybody. Can anyone recommend a commercial loan broker in southern CA? I'm trying to find someone with experience in locating loans for large apartment buildings. I found some direct lenders, but I'd really prefer someone who has access to many sources, like national and local lenders, conduits, etc. Any help would be GREATLY appreciated!

Hi, everybody! I'm going to be starting an LLC, and am still doing my research. One book I read in particular, "LLCs For Dummies", had a lot of good info and tips in there. It stated that it is a good idea to hire an attorney to help form the LLC, and looking at how much flexibility you have with LLCs, I decided that is a good idea. I started searching for some, and found some prospective ones in my area. I know I do not want someone who is too widespread as far as practice area goes, but I'm kind of at a loss to what I should be asking the attorney in the initial consultation. I rehab and flip and am planning on doing some rentals as well in the near future. Can anyone recommend any good questions to ask so I can determine which one is the best for me? Does anyone have any experience with any business attorneys in southern CA? Particularly in Orance County? Any advise would be greatly appreciated.

Thanks for the info so far guys! There are so many hard money lenders out there, but they all seem to be the same now. I need rehab costs included, which isn't really a problem, but most require up front fees and such, full doc, and have slow funding. With all that, I could practically just go to a conventional lender, which I won't because I hate dealing with big lenders.
Anyone else want to share their lenders?

Hi all, I hope everyone is doing well. Since a lot of rehab/hard money lenders have been tightening their guidelines, I have been having a difficult time in finding lenders with no BS. So, for those of you that go that route for financing, I was wondering what lenders you use, location aside, although I am mainly looking for but not limited to FL and CA funding.

Any recommendations?
