@Brandonlee Kuhaulua-Sanchez Are you planning on house hacking and getting a conventional loan? I haven’t seen rental loan below 3.75% so I’d love to know who your lender is if you weren’t getting an owner occupied loan.

Rents seem a tad high for the area, I’m not a property manager though so what do I know!

Looks super cute though and has great curb appeal!

@Brian Armstrong There are definitely deals to be found on the MLS but they are rarely deals at the price they are listed. My philosophy is 'you don't know till you ask' when it comes to buying properties on market, I've helped clients buy or personally bought some killer deals recently on market, you just have to know what to look for and not be embarrassed to offer low.

There are also some significant zoning changes that are being implemented in Portland that will create a lot of opportunity to add density to existing properties. I personally am positioning myself and my business to take advantage of this but it's also something I'm encouraging all my clients to factor in when considering their next investment.

Welcome to BP @Jacob Alastra ! I’m a big fan of the ‘house-hack’ strategy and it’s personally allowed me to take grow faster as an investor knowing that my living expenses are covered at the end of the day.

I'm an agent in Portland focused on working with investors and in my observation 2-4 unit properties on the MLS are almost always overpriced on a cap rate basis. If you are looking for something closer in, you're going to have a hard time finding anything with decent yield. There are ways to get creative when it comes to house hacking that still bring higher yields. One option is finishing a basement and moving into it and then renting out the main house as a short term rental. In the right neighborhood this will often gross enough to cover all of PITI.

@Nolan Clark depends on if it's owner-occupied. You can get an FHA or similar loan for 3.5% down if you live in the property for a year. Investment properties (non-owner-occupied) will pretty much always be 25% down. If you find a lender that will do less, let me know!

@Eugene Rich I lived in the 'Couve for 2 years and CDA area for 3 and I've gotta say, the quality of life in the inland NW is so much higher than the Portland area and I think more and more people are catching on to this. I've been saying it for years but Spokane/CDA is the next Bend, OR. 

Also, @David Clinton III is the real deal, make sure to bring a notepad when you meet him because he offers SO much value. 

If you want to go far in this industry, your network is the most important thing you can focus on. If you add value to every relationship that you make, you can't fail.
