I have a long-term single-family home rental and is most likely going to be filled with college students.  What do I need to do differently in regard to screening, writing up a lease, and actual management of this property?  If I am missing anything else that would be greatly appreciated!

I just purchased my first rental property and am currently looking for a tenant.  I was wondering what I should give the tenant as far as a move-in package.  Like common maintenance, maintenance requests paperwork, etc.  I have an idea of what would be important to give them, but I am trying to figure out some important things maybe I didn't think of.
