How do I determine how much my deductible should be?  Right now, I selected a $1,000 deductible and was wondering if I should increase this amount.

What kind of loan are you using to finance this purchase? If it is with a DSCR loan, you may finance this property under an LLC.

I am financing the loan in my personal name and with conventional financing then looking to transfer it to an LLC.

I was looking at rental comps in my area and was wondering how trustworthy the information from sites like Zillow are, or if I should ask my realtor what the comps for the area.

I was looking at a duplex on Zillow and saw the Rent Zestimate at $2000, now could you charge this per unit?  Would also love to know any other methods if determining rent in duplexes.  Thanks.

I am just starting out in the real estate game and am starting to narrow down the strategies I plan to use.  I had the idea to use a lease to own strategy as a more passive income as well as a long term investment, and then also do a fix and flip strategy as a sort of active approach to real estate.  I was wondering if this approach would be a waste of time considering I am splitting my time and resources to two different startegies at the same time?

When using a BRRRR strategy or any real estate investing who typically pays for the variable expenses, such as gas, electricity, and water? Is there any other expenses the tenant covers that the owner does not?
