I've been using a couple strategies to find seller financing deals, can anyone name some others?

  1. 1.Cold calling "tired landlord" lists using propstream
  2. 2. Looking up rentals on Zillow/Craigslist / FB , reaching out to the owners to buy
  3. 3. FSBO listings on Zillow


I'd love to offer on realtor listings, but am having a hard time seeing what might be in it for them, since it seems like seller financing would scrap their commission. Appreciate any suggestions!

I'm a rookie investor who has come across a deal that seems to work well, but I could use some assurance or advice.  Here's the sitch...

I come upon a property in Alabama from a wholesaler for 37k. Rehab estimate is 20k, but let's go with 23k to bring the total to 60k. I have 60k hard money to pay for it. The ARV should be 80k. I'm going to use it as a short term rental, and should average 2k per month, conservatively.

I'm unsure of the next steps and order, but here's what I think.  Get appraisal.  Find a lender with a better rate.  Get up to 75% back to pay back my hard money lender (60k if it appraises at 80k).  Repeat. 

Am I missing anything?  Though I have great credit, I fear that I won't be able to find a lender with a better rate.

@Joshua Espejo I’ve yet to invest, but Birmingham is where I’m planning to start. That specific zip is solid from property managers I’ve talked to in the area, it being right by the college. Give Rudy a call at https://www.rudulphrents.com . They manage properties in that zip.
