I doubt you will find written notice of who these agents are that specialize in those types of properties.  I can assure you though that if you were to start asking every attorney you know and bankers (especially commercial) they will be able to point you to a good commercial broker or two.  About the ethics question.  I can't speak fully for the commercial side, but as a residential real estate agent their is nothing wrong with what you are talking about as long as you call it commission.  The check should also be made out to the brokerage firm and recorded on the closing statement, but if the agent or broker doesn't want it on the closing docs should you really be working with them anyways?

I'd say expect 5k maybe a little more from most companies.  I just had one put in for 3500 so you can definitely find it cheaper, you just have to shop around.  Ask everyone for their best price.  Good luck!

Tyler, I do not know of any one stop shop for finding out all the broker's info and email.  You will likely just have to google real estate companies in your area and set up meetings with the brokers.  I would start doing this while you are midway through your class.  Ask them for a commission structure sheet or breakdown.  I say that because 60/40 isn't always really 60/40, or whatever split they tell you.  Often there is a franchise fee, a transaction fee, etc..  Also you will want to know what kinds of things they take care of for you and what costs are your responsibility when it comes to maintaining your license.  Here in SC (and most everywhere else I would imagine), every broker is different and that info isn't really publicized so I had to meet with several brokers to get it.

Great rundown above.  My contractors carry their own insurance and I pull a builder's risk policy for my projects.  I do not use an umbrella product but I could see it being beneficial for someone doing several projects at once or as J Scott says if you have lots of personal assets to protect.  I would also add that if you are using any type of traditional financing for these properties your lender will most likely require a builder's risk policy at minimum.
