I have not what is the cost? You can just go to J Scott's website 123flip.com and sign up for the newsletter and he gives you his rehab spreadsheets for free I believe. At least at the time that I signed up for it it was.

In my opinion, it looks like a good enough deal if you are certain of your rehab and ARV estimates. Other factors to consider though are holding costs and what fixed costs you will incur. You will likely pay around 3% of the purchase price in closing costs when you sell and if you are buying it from a bank, you may be responsible for closing costs on the front end as well. And account for most properties actually selling for around 5-10% less than what they are actually listed for.

Check out the website "getcompsnow" or maybe it's "findcompsnow".  There you can find the cash transactions that have occurred within your target area.  When you find several in the same neighborhood or on the same street with the same contact info for buyer, you've found your guy.  Obviously you should try many different strategies and find what works for you, but this is a tool I've used in the past.
