Thanks for the feedback. We'll be forming a new entity  for this project either way, and fully intend on either outsourcing the management to a broker or hiring someone and preparing necessary documentation each year. Definitely appropriate to keep everything above board.

Looking for property management recommendations for a 23 unit multi-family complex in Coweta, Oklahoma. I currently manage my existing rental portfolio, but will be outsourcing the management of this complex. Any recommendations would be greatly appreciated! Also, if any existing or prospective investors might have some interest managing the complex, feel free to reach out. It could be a nice supplemental income and additionally great exposure for a new/advancing investor. #broken arrow #tulsa

Kevin, That’s extremely high. I would try State Farm. I use Tyler McCall for all of my rentals. @Samuel Fowler who’d you use for your duplex? Best of luck!

Thanks Dustin! Clayton, I work in the commercial lending arena, so I'd be considered more of a portfolio lender. If you're seeking conventional financing, I  know a couple brokers who do a great job. Let me know if you'd like their info. Good luck!

Hello all,

I need to install a main-line cleanout at one of our units in Tulsa, Oklahoma. Any local investors have a plumber they'd recommend? I hired someone to dig out and expose the line, so it's prepped and ready for the plumber. Any suggestions would be greatly appreciated!

Hey John,

I recently used a local roofer on one of our units on Brookside, and his name is Himmer Mercado. He's licensed and was referred to me by a client of mine with a very large r/e portfolio. His bid for a 50 year shingled roof was much less than competitive bids I had received for 30 year shingles. He did a fabulous job for us, and since then I've referred him to multiple investment clients who have similarly spoken about his quality of work and affordability. In addition to him, I have another client who's likewise an investor and he has a roofing company, and several of my colleagues have used him. His name is Martin Tyler. Zach,

As referenced above, Deren would be a good resource for locating duplexes. For Broken Arrow, here are a few locations listed below:

- north of Kenosha between Aspen and Elm, across from Rhema.

- Just west of Aspen on the north side of 81st St, to the north of Ace.

- Near the NE corner of 81st and Elm there are two streets with duplexes.

- Just south of 81st between Aspen and Elm.

Welcome to BP, Zach! I live and invest in the Broken Arrow market as well. Congrats on achieving the accounting degree, and kudos on the CPA route. My Masters is in Accounting and Financial Analysis, and although I had no intent of going the CPA route, most of the individuals in the program were similarly on the CPA path. It's definitely a rigorous but valuable option. Also aligns well with real estate investing!
