I 100% agree with @Rick Albert... here in Tucson we have similar programs! My thought process was always to try and secure a traditional mortgage if you can. Interest rates are still at historic lows and you can always refinance when they go back down. But it's nice to lock in a rate and carry some long term debt, especially if you're going to be house hacking! Sounds like your most important next step is to get on the phone with some lenders and ask about their DSCR programs! Hope this helps :)

I must also say that we are seeing small multifamily listings here in Tucson, AZ start having price reductions before they ever get an offer. It's definitely starting to shift ;)

Hey @Lexey Vezzoso! I'm located in Tucson, AZ and I must say we are starting to notice a little bit of a shift. Heading into this shift, I think it's our duty to start not only informing our clients but the public as well. I think we should go back through our buyer leads and update them as to what's happening. I think we're going to have a lot more play when it comes to lower offers and price reductions. 

By keeping your circle updated and providing them current market value, you'll be seen as the expert!
