If it's a pet smell we've had good luck with 'Nature's Miracle' from PetSmart...dump & mop on hardwood floors, mix in carpet cleaner for carpets...

Agree with @Lynn M. we had similar experiences where tenants had support from a local church but we had more hoops to jump through with some utilities; particularly our propane set-up.

I also carry when showing or working alone; one or more of my dogs is usually with me if working.  Its also in presentation/confidence; no one wants what they PERCEIVE to be a hard target.

I agree 100% with @Stephen S.  I did almost the same thing to a T in PA this past fall (later than ideal) and had very good coverage in less than three weeks.

My brother is a CPA in PA & gets the 'AICPA Journal' (Google 'AICPA')...may be a place to start a search for those in your area if they have a database??? That's the best I got :(

I use gross as a guideline; work history/how long at a job is also very important to me.

Remember most auctions are 'as is' so there could be more unexpected costs/surprises in terms of maintenance.

I found mine as a for sale by owner driving around where I live...take different routes to work, store, etc.  Even print a road map of the area you are interested in and be methodical in your searching/check-offs...sometimes they are poorly advertised in plain site...Good luck!

One of our tenants recently began having issues with someone messing with their front & back doors and are asking about a security system.  Single family home; we want them to feel safe; anyone else experience similar & how did you handle it?  Allow them to install their own, have it professionally done, their cost, etc.  They've lived at there for about four or five years and have been good tenants thus far...Any insights welcome!

Aside from cash flow and depreciation/appreciation, remember someone else is paying for you to own that home/paying down your loan in the form of equity which can give you a multitude of options!
