I enjoyed the movie...my takeaways were.. 

1) Think for yourself; there's a lot of part truths we accept as whole truths

Tonight I am planning to talk to some neighbors at our newly rehabbed rental about the property, give them half sheets of paper with info about the unit to give to anyone they may know and offer a $50 via pre paid card to them if they refer the tenant we pick.  This is my first go round this way, any insight or advice from those more experienced?  I thought face to face would be little more beneficial than door hangers? Thanks!!

We will have settlement Nov. 19 on a single family home with a small front & backyard; it needs some quick clean up. Any tips on plants, other ways of landscaping in Nov./Dec in PA to make it appealing & low maintenance?

I hear others talk of 'saving pennies and spending dollars' when starting out, trying to do too much themselves, etc.  I see the meaning in terms of say hiring someone to hang/finish drywall who gets it done faster, better and turns the unit around more quickly vs doing it oneself and not having to pay a contractor, but paying oneself $4.50/hr and having a finished job that looks south of awesome.  

What are other concrete examples of saving pennies to spend dollars and better ways to do things?

 Yup, card table, kitchen counter, whatever's available...I usually tell them a few features of the house then let them walk through at their own pace, then go over the application (where to get credit reports, where to return it to, etc.) in the kitchen.
