All of our rentals are in close proximity to one another so I went and opened an account with a credit union close by. I set up the account so that when a tenant goes to pay rent for the month they deposit into account named Shannon Slade. The Teller asks who from they either respond with the address or tenants name.
On the fifth I check my accounts online website to find who has paid and who's late.

The tenant doesn't have my account number. The credit union allows them to just give my name and they take the deposit and then give them a receipt for payment. All party's are happy with the current system. Especially me! I use to go by there multiple times to collect rent and from all tenants. The only con now is I must make time to go and check up on the property to make sure no code violations (grass being mowed, no vehicles parked in grass, fence not falling down, etc).

I have bought used appliances for my units. 1 glass top stove, 3 dishwashers. I bought a dishwasher 4 years ago off of Craigslist and I think it was 15 years old when I got and no problems to date with it. It will probably go out now that I mentioned it though. Totally agree with Patrick G. on this thread. Find a good deal on what your looking for and buy it. I also have installed other appliances from my home when my wife decided to upgrade our appliances. Zac Gilliam welcome to BP. As you probably have figured out by now this site is awesome for learning. I am new myself just found this site about a month or so ago. You can find anything on here that you arent quite sure about or just need to brush up on some ideas. Look fwd to seeing you around.

In Benton, la up off the red river. At today's prices we are expecting 11%. Our investment was a opportunity that buying at these low of prices that eventually if the market got half where we were during the peak we could turn 20+%.

Hello BP, Been looking around this site for sometime now and I must say I just thought I knew something about RE. Been investing in Rentals since 2007 and just recently went into business with a friend and bought some timber property. I guess if I am gonna invest in houses why not invest in the the growing material to build one as well. Most of what I have been searching is the financial side of RE (how to figure my returns) and business points of view (LLC or just liability ins rider).

Well thank yall for all the insight so far on taxes, business, insurance, helpful links, books, etc and list goes on and on.
