It would probably make it more feasible to attract more buyers to split them up in several smaller groups. But It would certainly be easier for me to sell the whole thing. 

I don't HAVE to sell, by any means. Just considering doing some other things!

Thanks for all the responses. 

I meant that I would be selling them all, in one package. I have most Lease/Optioned out. So it would be a turnkey deal for my buyer. And I would consider selling with terms, if I could create them beneficial enough to me. 

 I was wondering how to value the deal, actually. Is there a formula? Should I base the value on some multiple of annual gross rents ($360k)? Or maybe base it on the market value of the homes?(3.1mm)?

Hello, fellow Bigger Pockets Investors

I am considering selling my package of 45 rental homes. I have researched the current market values. And, of course, I know the monthly gross rents, etc. So how do i figure a way to sell them? 

It may be best to not take a big cash-out all at once, due to tax implications. And I may want to see the outcome of the elections before I actually sell them. Any advice?

( I hesitate to give actual numbers here, since many people in my area are on Bigger Pockets and i would rather keep my information private until I am ready to go with this.)

Hello, everyone. Can anyone recommend a tool they use to find owners of vacant houses? Often the tax records are not helpful. They only list the vacant house as the mailing address. But the house is obviously vacant and has been for a long time. If I know the name of that owner, how can I find a current address or phone number?
