Anyone interested in multifamily and commercial real estate, come find me. I've been doing a lot of research and there are some buy and hold deals to be had in Nor Cal.

Zillow price estimates are garbage. I would talk to a reputable realtor in the area and tell them that you're looking to purchase a home with specs matching the property in question and see what kind of listings/comps they pull.

@J. Martin Vallejo is an interesting beast. It's got Solano County pricing but the ferry gives it access to SF. I think the fact that there are really rough parts of town and the bankruptcy have keep prices down but there were some screaming deals at the bottom of the market. Much like Richmond, you really have to understand the various neighborhoods if you're going to hit your mark. If I make it out to the EB meetup, let's talk more.
