Need assistance with potential deal in Tuscaloosa, AL

Hello fellow BP'ers,

I have a lead on a property in Tuscaloosa, AL. Being in California I am not familiar with the market and can't get there quickly to do an evaluation.

Here's the gist of the lead:

Owner was relocated to KY for his job, wife and kids are still in AL until next month.

Property is a 3/1.5 in a decent neighborhood (so I'm told). Owner says property was appraised in March at $102k. Property needs no major repairs other than part of the chimney flue contains asbestos which would need to be replaced at a cost of approximately $2,200. Owner says he needs a quick sale and can't sell it through traditional means with this asbestos issue.

Where I'm looking for help is with the value. Zillow, Trulia and City-Data all estimate the value to be in the $90's, which doesn't seem too far off based on the appraisal. However, Realtor.com only shows 2 recent solds, one for $33k and one for $42k.

Anyone in the Tuscaloosa market interested in looking at this one and partnering with me on this one, if it turns out to be a deal?
