Post: How many listings are marked "Hidden"

Agents, can you give me a rough idea what percentage of listings in your area have the status changed to "hidden" at some point? The reason I ask is because Redfin, which pulls directly from the MLS, does not show listings that been switched to hidden status.

Hi,

Let's say I bring a buyer & seller together using a wrap mortgage. If the buyer signs for the obligation directly, is there any way for me to collect an interest rate spread? If not, how else could I create a spread for myself without guaranteeing any debt?

If paying a referral fee is illegal perhaps a proxy form of payment would work. The agent pays you for "marketing services" instead of "referrals"

A wholesaler (and occasional rehabber) I recently talked to said he has scaled down his advertising because he is getting so many leads that he doesn't have enough time to set appointments with the qualified prospects. Sounds like a good problem to have, and I'm wondering what I would do in that situation. Training someone else to make offers on my behalf sounds like the sensible next step, but with no barriers to entry in wholesaling I wonder if I would just be creating new competition.

Has anyone else had the problem of "too many" leads? How did you attempt to resolve it? (preferably without scaling down your marketing)

In the US the 3 bed 2 bath house is the most popular option. Is this true most everywhere else also? I know rural areas and big cities will have unique circumstances; for comparison's sake I'm interested in the suburban type areas in other countries.

In a Subject to Existing Financing deal, the seller is understandably scared about payments being missed and hurting him. How can we, as investors, reduce these concerns for the seller?

Hi, what makes Redfin "better" than Zillow, Trulia, or other similar websites? I've heard Redfin is better but am not sure why.
