Hi @Tarcizio Goncalves,

If you're looking for bank owned properties in MA only and don't want a pay a fee to sites like those, do a google search for buybankreo and just click on the REO Property Search link on the menu. that will let you auto filter to "specifically" all of the bank owned & short sale listings in the MLS for whatever area you're looking for in MA. You can also setup listing alerts so that they will come to you via email as soon as they hit the market vs having to visit the site daily. There's also an auction calendar as a courtesy, but it's only for a few select cities/towns in the southcoast. Good Luck with your investment!

@Andrew Spencer, depends on what areas you are looking into.  In my area (New Bedford, Dartmouth, Fairhaven) I post a foreclosure calendar on my website as a courtesy for my investors which show upcoming auctions. It's a little bit of work to keep the calendar up-to-date but I several investors in my hyper-local area who keep coming back to me so this helps show my appreciation to them. ;-) - Check out my website below and click on Investor Tools in the main menu, choose auction calendar and that will give you an idea of the areas that i currently post auctions for.

If you want a bigger heads up well in advance on pre-foreclosures, it requires a bit more work... There is a way/website you can search for everyone who has been served/received notice for civil serviceman's/sailor's act within the last 30 days.. but you will then need to do some extra legwork to cross reference the "name" of the individual with public record to see what property they actually own. Send me a PM if you're interested in learning more about that, if that's what you're looking for. 

Another way, Believe it or not (and some people may frown on me for saying this) zillow will show some upcoming pre-foreclosures although they aren't always 100% accurate. 

I guess the question is, Are you looking to reach out to people in pre-foreclosure to see if they will sell short, or just trying to get a heads up on REO coming soon?

I see you already do the MLS searches, but are you also interested in foreclosure auctions as well?
If so, as a courtesy I maintain a foreclosure auction calendar on my website for my investor clients, if you want to take a peek. And every once in a while I do get properties that may not be in MLS for vaious reasons at the seller's request, so I can put you on my investor list if you'd like.

I a multi-family (bank owned) in Fall River coming soon. Almost 5,000 sq ft built in 1900 (per public record). needs work being sold as-is, as-seen. Is that an area you'd be interested in? (3-family).

Hi Jared, If it's on auction.com it's likely still listed with a real estate agent. If it's already been to the "forelcosure auction" and you're referring to an reo auction, the bank still has a listing agent. Many times (at least in my area) it won't be in the MLS because some MLS's don't allow the listing agent to put in auction properties in the system if there is an auction company involved (because it's not an exclusive listing and the auction company may not be a member of MLS).. long story short.. the auction website should still show you who the listing agent is (usually way down below). You should have your real estate agent reach out to them to get access information so you can see the house inside. (assuming it's not an occupied reo).

My opinion, you could make the request, the worst they can say is no, but let the bank specifically know why you're  making the request. (rate lock fee, interest rate increase, fill in the blank here).  I have done this several times with my buyer clients who have sometimes needed to wait excessive amounts of time due to title issues, and that caused them to incur new costs in the meantime. Sometimes the banks response was hell no you're already getting a great deal, take it or someone else will.. sometimes the bank happily reduced.. Like you said, it doesn't hurt to ask. If it's just because you want to try and get it for a lower price, or for the "principal" of having to wait for them, that probably won't fly and I wouldn't threaten to "reduce or I will walk" unless you really mean it. In the end, listen to your Realtor's advise they know about the specific transaction and the game players involved better than any of us do. Good luck. ;-)

Hi @Mike Hurney, Yes JJ Manning is one of the many auction sites i follow. My foreclosure calendar typically only includes residential auctions that are within 20 mile radius to NB though since those are my primary clients. I don't think they have anything in the coming months down my way.
