What are the best ways to find properties in pre-foreclosures status.

@Andrew Spencer, depends on what areas you are looking into.  In my area (New Bedford, Dartmouth, Fairhaven) I post a foreclosure calendar on my website as a courtesy for my investors which show upcoming auctions. It's a little bit of work to keep the calendar up-to-date but I several investors in my hyper-local area who keep coming back to me so this helps show my appreciation to them. ;-) - Check out my website below and click on Investor Tools in the main menu, choose auction calendar and that will give you an idea of the areas that i currently post auctions for.

If you want a bigger heads up well in advance on pre-foreclosures, it requires a bit more work... There is a way/website you can search for everyone who has been served/received notice for civil serviceman's/sailor's act within the last 30 days.. but you will then need to do some extra legwork to cross reference the "name" of the individual with public record to see what property they actually own. Send me a PM if you're interested in learning more about that, if that's what you're looking for. 

Another way, Believe it or not (and some people may frown on me for saying this) zillow will show some upcoming pre-foreclosures although they aren't always 100% accurate. 

I guess the question is, Are you looking to reach out to people in pre-foreclosure to see if they will sell short, or just trying to get a heads up on REO coming soon?
