@James Anderson I've been thinking of doing something similar in Culver City, but with kids I have a tough time getting out in the evenings.

Does anyone have interest in meeting just to chat about real estate weekdays at lunchtime in Culver City?

@Kimberly H. Have you run into any issues with the agent less showings? I would think there might be concerns about damage or the prospect leaving windows or doors open. I imagine it depends on the property and the market.

A prospective Property manager I am vetting uses Show mojo to show properties instead of physically going to showings. Apparently the prospect sends photo of their ID and the PM texts a code for entry that is good for a 30 minute window. Has anyone ever used this? I am wondering how well it works and if there are problems with it.

@Kim Meredith Hampton I know this an old thread, but I assume you have an AC company do those checks? What are the ballpark costs for that? I have tried that with a couple of AC companies, but one just never got around to it and the other complained about scheduling access with the tenants.

@Mike McGee Did you ever get any information on Home Encounter? Its now Home River part of a national company. I'm interested in trying out a new PM in central Florida also. I found good reviews for their HOA management but nothing for the PM.

Elizabeth, this insurance thing is certainly a pain.  I'm getting quotes for commercial insurance, but the liability is 1M, so it's hard to compare to the personal insurance with 300k liability plus umbrella.  Even considering that it seems like the commercial insurance is more expensive.

I'm trying to get my insurance costs down because FL property insurance is expensive ( supposedly the highest in the country).

I'm concerned about the issue you have with NREIG and I feel like this is turning into a research project trying to understand the insurance issues.
