It's been a year since I commented on this post and it looks like it's alive again. haha

@Sherrine Milton Congrats on passing your exam.

Words of advice. I had that job as a paramedic as I mentioned and I quit shortly after I posted back in December of 2014. I'm worth waaayyy more than the $15 an hour I was making as a medic.

If you want to hit the ground running LEAD GENERATE. Get on the phone and talk to strangers. Call expired listings and FSBO and set APPOINTMENTS.

You've got 5 tasks as a realtor, and the rest does not matter.

Lead Generate

Lead Follow Up

Script Practice

Go on Appointments

Negotiate Deals

Have you gotten your RE license yet? There are far more options when you are licensed, and you'll learn about the market and how deals are done much quicker. 

That being said, I know MANY wholesalers in Cleveland that are very successful.  

I'd be happy to help you with anything you need in getting started.

Charlie! Welcome and congratulations, like to see CLE holding it strong on BP! Great move, me and my wife always talk about how we should have done a house hack the first time around, now with some little ones, it doesn't seem we can do that anytime soon. If you have not bought your home yet, I strongly encourage you to use a renovation loan when you choose to buy tis duplex, you can use a conventional renovation loan (no PMI) 15-20% down or you can use a 203k limited/ streamline or 203k full/standard (3.5% down +PMI), use someones else money to renovate it. Do not use your own cash, money is cheap now, take advantage of it, eventually you can transition your side to a rental if you elect to do so, all done on someones else's $$$. The money you do not take of your own pocket, move it to buy another property and grow your portfolio. You are in an excellent space to do it, Cleveland offers you an achievable means of building your wealth and growing your portfolio.

This advice is priceless.

Not to mention once you've finished the renovations you've just created a ton of forced equity. And since you're leveraging, that is like "free money" for you to refi and pull out for your 2nd property.

Dude, you're on the right track!

I am house hacking a tri-plex right now and I have 0.. A big fat 0 in housing expenses. Every 2nd month I contribute $200 towards a repair and reserve fund.

Low purchase price and relatively good rental prices= good cash flow!

Just make sure you know where you're buying. One block can be great, the next can be terrible.

I just recently helped a California investor who bought a duplex for 40k sell because the area was bad, had vandalism, etc. Seemed like a deal to him with 1400/month gross rents! But the maintenance and repair costs in the particular neighborhood coupled with terrible property management had him running away from it!

Have a guy that's boots on ground.
