Any worthwhile agent will always fight to get you the best price regardless of commissions. And they should want to earn future business by doing the best job for you which will earn them future commissions. If you don't think your agent is already working in your best interest, time to find a new agent.

I'd love to hear ideas for how you've transformed existing real estate into something new with better use and higher value. Rezoning a piece of land for example. Or turning apartments into condos or vice versa. I'd like to start analyzing properties with more creativity.

I do but there are additional things I add. Especially with rentals. Deposits, leases, pro ration of rents. Those kinds of things are not covered in a standard PA. Wondering what else people are adding.

 What kind of contingencies are people adding when writing offers on properties, outside of the standard such as financing and inspection? For example, showing current leases and transferring depositS at closing.
