I stopped using carpets in my rentals a long time ago. Nobody wants carpets these days except sometimes in the bedroom. I now use laminate floors and I get a great response from renters. Laminate can be bought for comparable price to carpets.

In Victoria, BC Canada and I also have some oceanfront cabins in a rural area about 1 hour away. I also have 1 vacation rental in La jolla, California. Furnished rentals works out well for and I have section dedicated to furnished rentals on my website www.apartmentsrus.ca

I manage about 350 units and use excel and host the files on box.net so my colleagues can access and update information. This works well for me. I've been hunting for a good property management software solution for a long time but I find they're all so expensive and overly complicated to use.

Hey Steve, I have a bunch of vacation rentals in an area with high demand in the summer and very low demand for the rest of the year. In the low season I rent my vacation rentals as a monthly "furnished rental" for about $300/month more than I would if they "un-furnished". This works out very well for me as they're pretty much fully occupied for the whole low season and then I get possession again for the summer and charge the high nightly rate again. Hope this helps.

2 important factors for a good rental property location is being close to public transportation and shopping. Being on a busy street shouldn't have a negative effect on renting but will have some draw backs when it comes time to re-sell. If you plan on holding the property as a rental for the long run then you should be all good, but if you plan on re-selling in the near future then you may want to re-consider.

I co-own several large apartment buildings and want to stop accepting coin payments for laundry machines. Does anyone have any suggestions or experience with card/electric payments for this?

Also, if you can break up your list into specific targeted categories and create a separate campaign for each that would get you way better results.
