@Richard Roberts You're right that prices are steep in Raleigh and that it can be tough to find a property that cash flows well and really "works."  I recently bought my Duplex a few months ago, and was in the same position as you.  The good deals are few and far between, but if you really put in some work you CAN find great deals.

Back to what Charlie said, there's never any point in trying to time the market.  Future home prices and interest rates are unknown.  You should simply be looking for what is a "good deal" now.

@James Paine gotcha, thanks. Yeah, I figured if I had a legitimate reason to move (even if my new job isn't super far away). the lender would be okay with it. My goal is to purchase another SFH or Multi closer to my new job and get my current Duplex fully rented out ASAP.

Hi All,

If I got a new job ~30 miles away from my house, would I be able to stop owner-occupying my house prior to a year (say I've lived there 6 months) and either rent a place or buy a new house closer to my new office?

Just wondering, as I may soon be in this situation.  I Didn't know if it was a super hard rule, or if this would be allowed as long as a talk to my lender.

@Adam Schneider What do wholesalers need to do if they have a property they need to sell?  Can they just show up with a powerpoint, or do they need to contact you beforehand and "sign up."
