Have you tried talking to the neighbors? 

Just knock on peoples doors and leave flyers. If the house is a fair price and good condition they might buy it themselves (who knows if they are renting) or they will call their aunt/cousin/nephew/grandparents who have talked about moving closer to be with family.

I've never pulled data from the county directly, I tried it once and they took a couple hours to get back to me then told me their IT staff could do it for $150. Which was a BS answer since it doesn't take an IT kid 2 hours to query the database and apply a filter...but how would a government manager know that? Those IT guys must have a cush job BSing their moron boss. 

Instead I get my data from my friendly Title Co. I tell them what I want, in what zip codes, and within a day they provide it free of charge. (If you are using them to do this make sure you send them business by referring others and by closing there when able)

Wholesaling is not a unionized profession like Realtors and Teachers, and that's a good thing! That's why they can make, split, divide, share as much as they want. When you join a Union you agree to group negotiated salaries. When you are in business for yourself (free enterprise, capitalism, real life), you can make as much as the market (buyer, seller, deal) will bear. Meaning the better the discount you provide to the end investor, the more you can earn for yourself. 

This means there could be deals where the wholesaler makes 5k, 3k, 1k, 500, or even 0. Everything in real life is negotiable and flexible. There is no 'That it's ok to do x', either the deal will support the markup or no one will buy the deal. 

There is no 'set fee' for wholesalers, unless they created it themselves. There is no 'set fee' for flippers/investors, unless they created a minimum model for themselves (usually for their own protection and to value their time). The only people in real estate who are told what is "ok" to charge are the union paying members (aka Realtors). And that too is negotiable. 

Also FYI: I've never heard the title/term co-wholesaler being used.

Unrealistic sellers are unrealistic. 

Your job is to sit with him and have 'the uncomfortable talk' with him until he signs. 

Control the sale. Dont let a nervous, scared seller who could change his mind at any time control the sale.

I have yet to get a call from the BSP (Bandit Sign Police). I will say this however it's a lot of work, most of the signs will get picked up and if your going to do it figure out a way to get it high up on poles. Those last the longest and get the most views. 

#5 should be split into 2 posts, craiglist and bandit signs aren't even related in the slightest except in being effective. 

#2 Direct Mail - Buy List

You do know Title Co's (at least mine) will pull county records, filter the data however you want, and give you the list for free right? If yes, can you comment on why you would buy a different list? Is there better data and if so where does the data come from? Are there less bounce backs, if so how? 

#6 Bird Dogs

Pay people to tell you about abandoned houses or houses with FSBO signs. Ideal bird dogs are Mailmen, Delivery workers, pool cleaners, garbage men (Sorry their not a sanitary engineer unless they have a degree in engineering), and anyone else who drives through neighborhoods for a living.
