Hey Bigger Pockets community! I'm a real estate agent and investor and exploring different strategies. I'm curious to know: What key factors do you prioritize when analyzing a potential real estate investment deal?  In the state of Florida it is fairly simple process, although you may never see the money.  If a tenant defaults on a lease and laves damages that the security deposit does not cover, I add all those up and place a judgement on the person when I file the eviction paperwork.  as long as they do not contest the eviction which they rarely ever do that judgement sticks with them for the rest of their lives, one day when they want to purchase something or sell something I will get paid.

I wanted to know if I could get my own.  Just in case.  You just never know what could happen. 

So I wanted to see if I could protect myself, if for some reason theirs did not pay.  But when I try and search for something, all I get back are homeowner insurance quotes and I already know they will not cover damages due to renovations.  At least mine doesn't.

Any suggestions?

 Depending on the rehab, you can get a Builders Risk Policy or if there is not a lot of construction going to be happening you can just go ahead and get a standard Hazard Policy.  I have used Builders Risk for new construction and remodels, just keep in mind it does not cover as much as a full policy, I know here in Florida it does not cover wind damage, just something to think about.  Also, discuss with a knowledgeable Insurance Agent, they should be able to help guide the way.

Thank you for the response. The next 20 years for me are going to involve my bride and our five kids and plenty of transactions! For my business partner Don, his boys are in college and high school, different seasons. However, we both plan to continue building our real estate team and business here in Panama City Beach. We've enjoyed being on bigger pockets website. There's a plethora of information on here that we never knew existed as a resource!
