Joe, that is great information and definitely something to look into on new construction is the energy efficiency of the home.  In Florida and specifically my area sometimes it is hard to market a property at a certain price and advertise the energy quality of the home.  Most people in our area look at price and that is all.  Although, this might be the time when our market shifts and that will help sell homes.  Thank you again!

Hi everyone,

With talk of market fluctuations and interest rate changes, I think it's prime time for us to dive into strategic adaptations. I'd love to hear your insights on the following:

1. Are any of you pivoting your investment strategies in response to the current market trends?

2. For the "buy and hold" investors: How are rising interest rates affecting your approach to new properties?

3. Flippers: Are you finding it more challenging to source deals with solid margins, and if so, how are you adjusting?

4. Lastly, any contractors or investors that higher contractors to build spec houses out there that are having problems purchasing the land, and with cost of construction having problems finding projects that make sense?

    I'm looking to build a couple spec houses and having a hard time making it work.  Would love to hear from others and see what you are doing.

    Seth, very good information and you are absolutely correct it is very difficult finding good cash flow properties in todays market.  I have found a lot of success in the past and not so far past in purchasing lots, building an "affordable" home and selling it as a spec home.  I am not a contractor but i know a couple that build for me at a reasonable rate.  My problem now if finding the land, building the home and selling for a profit.  With lad cost and cost of construction I have been having a hard time doing that and that is why now I am looking for different options and suggestions.
