I also live in SoCal. I grew up in Yorba Linda. My findings have been without a serious bankroll it's tough to invest here. That said, there are plenty of options out of state. Don't be afraid of property managers. Good luck.

Robert Adams I purchased the sfh Henderson in 2010. My plan is to hold it and reap the tax benefits while it appreciates. It just about breaks even each month so I'm not being hurt by holding onto it and there isn't enough equity to try and sell it now. I was not as sophisticated an investor then as I am now so I definitely be coming up with better plans on my buy and holds moving forward. Thanks for asking! BP has taught me so much over the past few months!

Gregg Yamauchi Sorry for the late response. I currently own property in South Carolina, Alabama, and Nevada. I purchased the first one in 2005 in SC, all of them are underwater except for Nevada. I have definitely learned a ton from these buy and holds. Number 1 is never ever ever play the appreciation game! Always play the deprecation game! Good luck man, see you around BP.
