What I read, is that its your first Deal.  Understandably you want everything to go perfect.  I'd say, if its a base hit than take it.  Better to get in the game than stay on the sidelines.  I know so many people that have waited or never got in the game at all because of a couple percentage points.

I'm not saying that you should sign on for a losing deal, but it doesnt have to be a home run.  The traction you will get just from getting that first deal done is going to make you successful much faster than by waiting.  Good Luck Brother, and enjoy the ride.

No, that's not a problem. My brother still builds houses there all the time, its more things like STR. The HOAs and covenants are either non existent in a lot of areas, or fairly Laxed compared to NOVA. Thats not to say all of them, but you should be able to ask a local agent, and they would know for sure.

Lived in Front Royal for 18 years and Warren County does not like progress.  Bought a lot of real estate there.  If 1 neighbor says anything, than you can kiss your project goodbye.

I see you are selling these PreFab ADUs.  If what you are saying is true, now would be a good time to show everyone.  PreFab has been around a long time, and as a contractor I know PreFab gets a pretty bad rap.  I've had very limited experience, so I would be interested to hear if there is a case to be made.  Timelines, hidden cost, long term settling, cracks, utility hookups etc.

There's a lot of online RTA cabinet companies that have similar price points as the Lowes or Home Depot option, but that are far better quality.  try http://www.cabinetgiant.com

IF you've never done RTA (ready to assemble) its super simple.  Just got to add a little extra time putting them together.  Congrats on escaping CA

I don't know much about the Blackstone thing everyone is talking about.  Probably because I've not listened or watched the news in over a year.  Send me a link about that, seems interesting.  

I know volume covers a multitude of sins, and 6 billion seems like pretty good volume.  

Its not just about ROIs and Cap rates and such.  Opportunities come in all types, some might lend more to someones strengths, and that's a good investment.  I know people that have gotten into real estate and even though they made money, said they didn't like it at all.  

the most under realized  opportunity is the one that everyone is probably taking a dump on right now.  Just have to wait on it to recognize the potential.  Time is the real estate investors friend.  And his buddy - Timing

Sorry, yes a refi is the most common way to get that done.  hopefully the value is there.  Sometimes its pretty hard to get all the money back to your investor with interest and still find a way to keep the building without laying down the 20-30% the bank note won't cover.

Hey Tim, little unclear but there is a lot of ways you can structure a deal.  I am not sure if you were referring to something specific or just in general.

Typically though, the sponsor is the last to get any money from my experience.  So first in, and last out.

I don't have any experience with this, but I am actually interested in the same thing.  I am working on building a sports complex with my partners, and one of the turf guys that is pricing out the job mentioned solar lights.  But in this case, they would have to be very high quality.
