@Alex Franks   My market is a nice balance of both cashflow and appreciation.  I live about an hour west of DC in an area that is growing.  DC continues to sprawl westbound and since the government doesn't seem to be doing anything but grow its ideal for stability and growth.  Closer into the city the housing prices are high, and don't provide any cashflow, just appreciation.  We get both.

Also, its the entrance to skyline drive, the convergence of two rivers, nestled into Virginia Wine country, and historic battlefields.  Its got a lot going, and is only just beginning to get tapped.

Hello BP members and friends,

 I have been a BP member for a year or so, but have never utilized the site.  Moving into 2016 I figured I would go to the place where things are happening.  My background is 10+ years in Construction.  I currently have a working Real Estate Investing company for the last 2+ years.  I have a small brokerage, a small construction team, about a dozen investment properties, a property management company, and a small team of people that are working with me.  

I was hesitant at first to go crazy when I left the w2 a few years ago, because I was afraid I didn't know what I was doing. As it turns out, Im pretty good at this. I have a great track record, but I would like to turn things up a notch. Mostly because I have been focused on building a team, and cashflow has been tight. I am looking for both deals and money. However, my current investors do not have deep pockets, and I am concerned about using hard money. I am looking for potential capital investors that would like to partner. My current market is in VA, but because of my previous job I have contractors all over the country that I could utilize. Anyone interested please shoot me a line. Cheers and Happy New Year early.

Justin,  I left my w2 2 years ago.  The ups and downs are so stressful.  i thought I was finally out of the mess, and two weeks ago told my office of 5 people that I couldn't pay them anymore.  Not fun.  I am with a previous comment.  Focus on making cash right now, and the equity will come.
