I would agree its between the lines.  It makes sense because the easement needs a border.  Its not like a buried utility line that just runs through.  It has to take up the whole space.  Just do a moveable shed, a really big one

Lauren Van Riper I stop reading the posts halfway down. Sorry for the repeat. Seems like there is a common thread and you already know what to do. I will say congrats on the title of your post because it's attention grabbing. That's what marketers like to see. I like the cash for keys. That's a solid choice. I will also agree with a few others, she is probably telling some truth and mixing it with lies and exaggerations. As a pm I've gotten myself to tied up in the drama a handful of times as well,so I understand how that can happen. The best thing I've been able to do in those situations is to bring in somebody else to finish handling it. Either another pm, or attorney, or husband, or whoever. Your history might be in the way of progress at this point, and your most likely losing sleep over this thing. Give someone else all the details and orchestrate from a distance. That's my advice. Don't know if that's a repeat, but nobody is worth ruining your peace over. It's one house, lesson learned, get it off your plate and handled correctly. You can use all that energy making money somewhere else. There is an opportunity loss that goes beyond all of this.

Matthew Wright You could just join the military and move somewhere every two years. It's easier to hide your trail of dead bodies. Just ask Kim Meredith Hampton about that. I believe there was a some nice ones left in Florida in some of their rentals.

It's kinda tough. I found when I joined a brokerage they promised support and leads and I got nothing. Hence my own. The top agents were vultures and stole all the leads. Probably not the same everywhere, but it might make sense to join a team instead of flying solo. At least till you get what's going on.

Depends on what your looking for. I set up my own brokerage because I didn't need name recognition, or assistance. Just best commission. All the agents in my brokerage are investors that just wanted the best commission possible. If your looking for a team to assist you, than I would visit with a few different teams like mentioned before. If your just looking for a place to hang your license, there are brokers that will give you a flat rate. I would shoot for a flat rate that could get paid by less than two deals.

Ok, that makes sense. What kind of returns are turnkey providers providing these days?obviously it's going to be different all over the place, but there should be an estimate for appreciation in some areas that would account for a chunk of the difference in the cash flow. Assuming it's being done in places that make sense to invest. For instance, in my area there is less cash flow than say Memphis tn. But an hour west of D.C., we are in a great appreciation area. In fact over 50% of the population commutes. How is that sort of thing being presented by these providers? Todd Krzeminski thanks for the insites

I see a fair bit of "Turnkey Rental providers". I haven't really looked into it that much, but I was wondering what that involves? My core book of business is in the shenandoah valley in VA. Servicing Winchester, Warrenton, Harrisonburg, Front Royal, etc.

I currently have a PM company, a construction crew, and a brokerage.  Sometimes we flip houses for me, and sometimes we partner with other investors. Sometimes we sell, and sometimes we turn them into rentals.  I think I am actually a turnkey provider at times even though I never really thought about it.  Can someone enlighten me?

Do the rentals I provide need to be currently owned by my company?  

Normally what happens is that someone comes to me and says they want to invest in real estate.  Than I ask them what they want to do.  Some say "flip a house"  some say, "buy rental properties".  So I help them buy a property ( or sell them mine), and walk them through the whole process of looking at the property as an investment, etc etc etc.....  I usually handle the rehab, although not always and we generally either sell it for them again, or manage it.  So what am I ?
