I just saw a house in Madison, GA, which is a very old town and one of the few Sherman didn't burn, and the listing sign had a rider that read "NOT HAUNTED".  I don't know if it was meant more as a joke or not, but the property did back up to a cemetery so maybe it was necessary!

Hey Brandon, We must be in close proximity if you are in Chamblee and I'm in Brookhaven. The game in my area is tear down/rebuilds and there is very little remodeling happening.  Other parts of Atlanta however, like Morningside, will have a much higher percentage of remodels or additions compared to new construction.  To me it really depends on what sub market in Atlanta you are talking about and what buyers in that area are expecting.

Hey @Andrew Cordle , that's a great house! My first thought is you may need to raise the budget if you are going to keep the historical accuracy and details of the original house. I restored a large home in Virginia Highlands a few years ago and the best thing I did was take a lot of pictures and save at least one piece of each rotted trim detail. That way I could take it to a local millwork shop and have the molding or bracket or corbel recreated. The best thing you could do is take the time and expense to get the exterior trim details finished as they were originally. It makes all the difference in the look and feel of the finished product. Good to know, thanks @J Scott . I've never gone straight to the farm like that but it would definitely be worth it if I did a lot of carpet. All my clients want hardwood everywhere if they can afford it.

Wow yes that size span would only be steel. Makes sense with the garage space, so many larger homes on smaller lots these days that all have to have garages to sell at top dollar. That's over 400 sf of living space in the basement to be claimed for a relatively small cost per sf.

yes but that's a good mid range carpet. More builder basic would be 1/2 to 2/3 that price. All depends on the target market for the house.

@j scott what about having the lumber supplier's engineers figure lvls to span the basement and avoid pillars? The space under the garage can be utilized, you just need steel I beams and decking under the garage slab. Ive seen it not done it, but I doubt the cost is outrageous.

my rule of thumb is $2.50 sf for carpet including pad, $4 sf for tile labor, $1 sf for materials, and $1 to crazy per sf for the actual tile. Sometimes you can get better overall pricing from a company that does all the types of flooring and not just carpet or tile.
