Hi Brendan,

Tough question! I was looking into this as well. I believe (please back check this) that the capital gain is not realized until the seller receives the money over the amount of his basis. They might have to claim any interest porifts that they recieve from you though.

Hi all,

I have a single family rental in Indianhead Maryland (near Waldorf) and am in need of a property manager. Anyone have any good recommendations? Preferably a smaller company. PMs feel free to reach out!

I have a couple duplexes in Ybor. Like Michael said, defintly alot of gentrification happening in the area which is a plus...as long as you are still getting in at a decent price obviously.The property does seem to be a bit high price wise. Just work closely with your PM first couple months to ensure that the place is getting ran correctly. I'm around the Bruce B downs area. Bit of a commute into Tampa but if you like suburbs feel I would deffintly reccomend the Bruce B downs area.

Hi Dwight,

I have been an agent in Tampa a short amount of time, was previously doing real estate in VA and MD. The first couple months are tough for sure especially if you do not have another source of income but it gets to be a very fulfilling career if you hang in there. Being punctual, truthful and having a great work ethic will get you a long way (as they do with all things). Best of luck to you!

Quickbooks definitely makes a differences, but once I got 2 several rentals the best move I did was outsource all bookkeeping to CPA firm. Less stress and frees you up to concentrate on the important things!
