New build companies miss the mark on several things. I would forsure have an inspector go out and take a look.

Hello bigger pockets, I have recently become a full time agent in Dallas Fort Worth ! I am very excited and motivated. My goal with this post is to attract any type of real estate professional and or investor that would be open to having someone Like myself shadow them so I can get mental reps and spectate real projects ! Or even if your an agent who mentors newer agents ! I’m currently Under contract with my first cash deal/ investors special type sale and not feeling as confident answering questions as I would like to be. I also want to learn more for myself, as my primary residence is a live in flip/house hack and I will begin to expand my portfolio when the time is right. If you or anyone that you know is willing to share knowledge please let me know ! I’m willing to provide value anyway that I can to the people who are open to this. I am a drone pilot/ real estate photographer in addition to a full time agent like I mentioned above. I’m also willing to treat someone to lunch! Can’t wait to hear from everyone !

Ok, so i have been looking for a multifamily dwelling to owner occupy in the Dallas Ft.Worth Grapevine Arlington Desoto area for a few months now. One of the main reasons i am going the multi-family route is to create the additional income as well as having a tenant pay majority of the mortgage. Problem is , it seems like there are no freakin options! i feel like i'm searching for a unicorn when taking budget(200k) ,location and availability to move in into consideration. Also i do understand most duplexes are not in the best neighborhood. If a decent home comes on the market its bought cash right away. I've went as far as reaching out to property management companies to see if they are dealing with any owners who have properties they would like to sell. 

This all brings me to my question of : What are some things that i could be doing to increase my chances of finding a deal maybe before it even hitting the market or just not feel so stuck in this search? I am 100% open to any advice criticism ideas Help!

Hello everyone my name is Bryce and I moved to the Dallas Ft.Worth area a year ago from Louisiana . I am finally breaking my bp silence as I've been stalking the forums/discussions for quite some time to soak up as much knowledge as possible. I love the idea of real estate investing because there are so many avenues that one could find a niche in addition to the idea of passive income. I work a full time job but on the side i do photography and have taken up an interest in real estate photography as well . I will be the first to admit that i am a "Newb" . I currently have 0 deals under my belt however i just purchased my first home  here which is technically my first buy and hold property. I will be occupying it until I Purchase my next and rent that one out.  I am currently in the works of putting a legitimate plan together that will allow me to accumulate multiple properties the most efficient way possible. Definitely a people people person and looking forward to meeting people who have succeeded in the BOOMING market that we currently have here in the Dallas area!
