I continue to have opportunities to wholesale properties and can evaluate the properties, but I don't know the exact small details of the process after the property is under contract. I'm hoping to find an escrow company that can help get me through a wholesale with a little hand-holding the first time, and then I can continue to use them as more opportunities come up.

Currently, I know of a property in Rock Hill, South Carolina (30 minutes outside Charlotte, NC), but the owner and I both live in Raleigh. Does someone have an escrow company that would be able to handle what I'm asking for this property?

I've done a couple of ADUs in Raleigh now and the biggest issue I've had with the city is they won't create/connect sewer taps for ADUs. I have to find a licensed utility plumber separately and they are hard to find/show up and cost more.

I'd also like the permitting process for converting standing buildings to ADUs to be more efficient...but that's probably asking too much.

I'm doing this right now in Raleigh. However, I bought the house hack because it already had a detached garage to convert to an ADU. That makes it cheaper overall, but I'm not doing any of the work myself.

Also, your timeline will need shifting. I’ve been working on getting permits approved for this conversion for 9 months 😀

I’m financing with a loan from the solo 401k that I just set up for my sole proprietor consulting business.

I'm about to start a garage to ADU conversion by downtown Raleigh at my current house hack. I definitely overpaid for the main house (from MLS), but with the ADU it's even 1% rule. We're in the market where you make your own deals @Mark Muse

Currently going to my 3rd house hack in 2 years in the Raleigh area. Lots of education when you're living it yourself.

@Michael Douglas I used Michael and son’s for one of mine in April. The work was good, until the tech broke the main water pipe to the house (above the shut off valve haha). A few minutes of full force water meant I required water mitigation and new flooring, but M&S covered all those costs and let me choose whatever flooring I wanted.

Despite the damage, they made up for their mistake and covered the extra costs, so I plan to use them in the future.

@Karen Braddy if you’re willing to share walls/have roommates/be very close to your tenants, you could consider house hacking. It’s the best way to invest in real estate on training wheels.
