Hey man while I'm still here DO NOT BUY A CAR. I repeat. DO NOT BUY A CAR.

Will be easiest way to wiggle ahead of your peers financially. If a woman doesn't pick you up or isn't ok with that, she's not worth it.

For zero down VA loan you have to move into property. Not an option less you get married to a local or make E5? Don't recommend the first. Second depends what direction you wanna take in your life. Can put 20% down for "conventional" loan and make a good 15 percent on your down payment annually for a time if you make a half decent purchase. I don't recommend until your net worth reaches at least 100k. Trade stocks or find an index. Maybe some other strategy.

Hello! I own a condo and im soon to be buying another. Im trying to figure out what a good rule of thumb is for annual/monthly maintenance costs on a condo. I know for a single family home, we would be saying 1% of homes value, a certain amount per square foot, etc depending on the market you are in among other factors.

Now for condos, where the HOA covers the exterior of the building, how much lower should my estimates be. 0.5% of homes value? Half per square foot?
