I would not buy based on someone telling me to do so. Don't feel rushed or pressured by the seller. They are saying this as it will more then likely benefit them. 

If you have done all your research and have already determined this is the place you are going to buy, then I would consider buying.

No you do not need a business to invest in rental properties. You can do this under your personal name, create an LLC or other entities.

I think narrowing down your market you want to invest in. Its too easy to look over here and their and you can easily get distracted. Then I would narrow down to the exact type of property you want to purchase and only look for that type. 

Next big piece you need will be boots on the ground. Agent, Property Manager, contractor, etc. These are the people you are going to put a lot of trust into.

I would ask them to make clear where the difference is. It could be something like your property insurance was slightly underestimated. Maybe that bank has a fee for paying with a credit card. These are just a few things that come to mind.

There are plenty of good quality tenants in the HD. I would make sure you have a good screening process. This will greatly help when it comes time to placing a tenant. 

Another factor is where you buy your property will matter. If you grew up in the area, id imagine you know the areas to avoid. If you have any more questions let me know.
