@Account Closed CallRail is what you use to track calls, but you should use a system that tracks your overall leads and contacts.  For example, you may want to save the number property details for every lead in a table (i.e. whether or not it's in probate, tax delinquent, absentee owner, etc.).  A CRM is the best way to do this.

@Jerry Puckett I have worked with North American Title and Chicago Title.  Both were more than happy to help me in hopes of gaining my future business.  The best part was, it only cost me $5 per 500 names!  Beat that on listsource ;)

Keeping the funnel going is going to be a key factor as you said.  Set up reminders on your calendar to go to the title company and county and get new lists every couple weeks.

@Account Closed I haven't paid for any lists but have gotten Tax Delinquent, Code Violation, Probate and Absentee Owner all for free.  Go pay a visit to your local title company with a list of lists that you want and they will get you whatever they can in hopes of you using their title company for future transactions.

Lists from a title company will be WAYYY cheaper than going through list source. These lists will not contain phone numbers, however, so you will have to run them through a skip trace service like Web Pages manually or to a company like REI Skip.

This stuff can be hard to find.  Go pay the county another visit and force them to give you an actual URL and demo of the page.

I’m still chasing my first deal as well after 2 weeks. I’m spending 50% of my time setting up automated systems and 50% calling and knocking.

I’ve made 3 offers so far after contacting 50 people. No closings. I hear the average for mailers is 4-5 touches before the target decides to act. I don’t have the time or money for that, so I’ve just been calling and knocking.

If you haven’t even been invited on appointments to make an offer after 300 calls, maybe your list is bad. Where did you get the list? Did you get it from your county or did you buy the list? How many people are answering your calls?

The Power of Automation

I am a mechanical engineer by day and a self-taught programmer by night, trying to find any way possible to snag deals before they hit the market.  Living near Seattle, deals tend to go fast.  I have recently developed an API that accepts a property Parcel Number and returns all information available about that property from the county page (currently only available for Snohomish County).  For those of you not familiar with a county property page, here is an example of one I have created an API for.  All of the property details listed here are available in json format via this API.

NOTE: An API is a programmer's portal to interact with data living somewhere else.  This is the key to integrating with other locations on the web.

If you're struggling to think of a situation where this would be useful, let me help you out with some examples:

  • Use the API to check back taxes for each property in a list at the click of a button
  • Get the listed owner and taxpayer for each property in a list, along with their home address... automated
  • Get a list of all previous sales history for the property, when the sale took place, who purchased, who sold, how much... no problem
  • Update a table showing an image of the property, number of bedrooms, floors, bathrooms, etc.

I'm interested in hearing about others who are developing or using similar technology.  I know there are some companies who have done this for a large part of the US and charge for their API use, but their systems are expensive and don't pull as much data as is available.  If you have more detailed questions about the API, interfacing with it, or project teamwork, shoot me a message!
