I know of some landlords in Houston who are turning 2-bedroom condos into 3/4-bedroom condos and renting out each of the rooms. Is this legal and what are the repercussions if this is not allowed? What are the maximum repercussions by the HOA or other entities?

I am planning to do the same and am wondering what I need to look out for. Do I just need to look at whether this is allowed in the CC&Rs of the condo HOA or do I also need to look at other things?

I am wondering if it is a good idea to ask landlords in my area to be my mentor or to "shadow" them and follow them around as they do showings of their properties. 

I think that asking successful landlords in the area with a lot of current properties is the best way to get the best investment advice and information but I am not sure if they would be willing to help a newbie get started in real estate investing. 

Do you guys think most landlords would be willing to help a newbie out? 

I have been studying real estate for 2 years and have the capital but I just need to pull the trigger.

Are you guys telling me there is nothing like this in California/the Bay Area??? Why is this because even Texas real estate sale prices are not disclosed to the public! You are telling me searching for someone's properties in Texas is easier than searching for someone's properties in California?

Sorry I don't mean to be annoying but I just want a solution like what you can do in the Harris county.

 Don't you guys think this is a good service/feature to have for tenants AND landlords? This just eliminates the hassle of having to do a background check every single time you apply for a rental. Some tenants might also not apply to so many rentals because of all of the background checks they may have to do for each one. 

Spokeo doesn't list all the properties that a person owns.. 

For the Houston area I can type in someone's name and pull up all of the properties they own. Is there something similar in California/the Bay Area?

Anyone know if such a site exists where you can do a background check on yourself and show it to landlords?

Is there a site where can you do a background/credit check to show to landlords that they trust to apply for rentals? Let's say you are interested in several rentals but are moving from out of state or are doing a month-to-month lease where you may be renting in multiple locations in a short period of time. 

Is there a site where you can just do ONE background/credit check and show it to landlords instead of having them do a separate background/credit check each time?
